Position Description
Essential Job Functions:
1. Supervisory
• Collaborate with the Maintenance/Operations Manager on all day to day operations of the department
• Assist with the hiring and training of new maintenance staff members
• Assist with safety meetings and instruction classes as required for maintenance staff
• Review and approve staff timesheets
2. Corrective Maintenance
• Oversee the prioritization and timely completion of all assigned work orders
• Follow up on work orders to ensure efficient, thorough completion
• Ensure the daily administration of bill-outs accurately
3. Preventive Maintenance
• Schedule regular inspections and complete a written report of grounds, buildings, plumbing, electrical fixtures, appliance and major equipment
• Check for appearance and cleanliness of property
• Check for structural problems
• Check for excessive wear
• Check for faulty parts
• Recommend corrective action to Maintenance/Operations Manager and schedule repairs or replacements as necessary with prior approval
4. Emergency Maintenance
• Schedule and assign on-call for maintenance employees
• Know emergency telephone numbers (i.e. police, fire department, employees and officers of the Company)
5. Other
• Assist with maintenance of inventory of equipment, keys, tools and supplies
• Communicate to Maintenance/Operations Manager any issues or status changes regarding work loads, scheduling, productivity, efficiency, costs, customer satisfaction, supplies and employee issues
• Maintain Company vehicle regularly scheduled maintenance
• Maintain a working knowledge of how the systems on each property operate and instruct the maintenance staff of these systems
• Perform maintenance service and repairs in the areas of plumbing, carpentry, painting, plastering, machine servicing, electrical and vehicle servicing
• Maintain knowledge of commonly-used concepts, practices and procedures within a particular field
• Rely on instructions and pre-established guidelines to perform the functions of the job
• Work under limited supervision
• Complete resident requested service orders on a timely basis (24 hours, unless stated otherwise)
• Order appropriate maintenance supplies needed for jobs after approval from Maintenance/ Operations Manager
• Consult with Maintenance/Operations Manager on major repairs, replacements and/or contracts
• Attend meetings, training sessions and seminars as requested by Supervisor
• Maintain a working knowledge of all Fair Housing laws, its policies and practices and be fair and consistent in upholding these and all company policies
• Comply with all OSHA regulations and any applicable laws and company policy regarding health, safety and environment
• Primary job functions do not typically require exercising independent judgment
Position Requirements
• Minimum of eight years maintenance experience
• Ability to supervise, teach and motivate staff
• Working knowledge of property maintenance, supervision experience and a general knowledge of residential real estate management
• Basic familiarity of electric, plumbing, carpentry, HVAC, appliances and construction
• Excellent oral and written communication skills
• High school diploma or equivalent
• Proficiency with PC systems and Microsoft Office software
• Display professional behavior at all times
• Valid driver's license, reliable transportation and hand tools suitable for maintenance work
