Position Description
Wisconsin Management Company is a growing leader in the full-service property management industry and we are seeking a part-time (8-10 hrs/week) Maintenance Technician/Groundskeeper to join our team for residential properties located in Salem, WI.

The Maintenance Technician will be responsible for the overall maintenance of residential properties under direction of the Senior Property Manager and Site Manager.

Principal Duties:
• Performs maintenance service and repairs in the areas of basic plumbing/electrical, painting, & general maintenance.
• Complete apartment unit turnovers in preparation for new move-ins.
• Complete resident requested service orders on a timely basis (24-hours, unless stated otherwise).
• Order appropriate maintenance supplies needed for jobs after approval from Supervisor.
• Consult with Supervisor on major repairs, replacements and/or contracts.
• Schedule and complete preventative maintenance.
• Maintain grounds and common areas – including picking up grounds, sweeping, cleaning, and light landscaping as needed. This includes snow removal and salting in the winter as needed.
• Attend meetings, training sessions and seminars as requested by Supervisor.
• Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies.
• Comply with all OSHA regulations and any applicable laws regarding health, safety and environment.
• Is knowledgeable in the procedures and safety measures.
• Has knowledge of commonly-used concepts, practices, and procedures within a particular maintenance related field.
• Relies on instructions and pre-established guidelines to perform the functions of the job.
• Works under limited supervision.
• Perform other duties as assigned by Supervisor.
Position Requirements
• Requires high school or equivalent.
• Requires minimum 2 years of experience in maintenance field or in a related area.
• Must have basic knowledge and preferred experience in maintenance.
• Required to hold a valid driver’s license, have a reliable vehicle and maintain current vehicle insurance.
• Must have own basic maintenance hand tools.
• Must be available for occasional on-call as needed.
• Good human relations skills and the ability to work well with others.
• Must have the ability to follow oral and written instructions.
